The headline number is an average of very different stories.
Recent RASM data shows single-family prices continuing to climb, with approximately 4.1 months of supply in Sarasota and Manatee. Well-priced, well-presented homes can still draw competition.
Condo and townhome prices have softened. Sales volume has held up, but more transactions are occurring at lower median prices. Condo buyers currently have more room to negotiate.
Why the difference? Different buyer pools. Condos carry HOA or condo fees, reserve requirements, milestone inspection exposure, and insurance questions that single-family homes may not. That changes who can buy and what they will pay.
For buyers in Sarasota, Bradenton, Parrish, Venice, North Port, Port Charlotte, Englewood, Cape Coral, and Arcadia, property type matters more than timing. Use the leverage available in the condo market. Expect more competition for the right single-family home.
For sellers, do not copy a neighbor’s strategy without checking the details. The comparable that matters matches your property type, price band, condition, and location.
